This article says it well… you can stumble around, making all the worst kind of mistakes (those that flush $$$ down the drain!), or you can learn from someone who’s been there: A mentor.

Why not learn from the best? Try Mentoring Strategy today.

Mentors for Affiliate Marketing by Luat Tran Van

The Internet industry has had affiliate marketing for awhile now and it is a very popular business model for generating income online. It allows you to get products together quickly for your new online business quickly and cheaply.

Even with the popularity there are still many in the internet community that really don’t know what affiliate marketing is. Plus those that do know of affiliate marketing often times do not fully understand it.

Most that are new to affiliate marketing just assume that they are going create big bucks in just a short amount of time, but they are wrong.

Success with affiliate marketing is not easy and just does not happen overnight. It is like most online activities, it takes persistence and variety. You will need to develop and try different strategies to find those that work. It may take signing up for several different affiliate programs before finding one that performs well for you. Every one will take time and effort on your part.

Often expectations are high when starting out. Most think to make more they need to place affiliate banners all over their site, but this usually does not work the way they think it will. Too many banners will make a website look like a link farm with little value to visitors. Most visitors will not be interested, will not click on your banners and will leave quickly.

To promote affiliate products on your website they need to match the theme of your website. You need products that match the niche of your website so your visitors will have interest in them. Banners that you do place on your website should blend in well with the design.

Some affiliates think that all they need to do to get sales is add the link to their site. Unfortunately that is not the case because affiliate marketing is also about advertising. To make sales you need traffic to your site. The more that you advertise your site or your affiliate link, the more people will see is and increase your chances for a click thru.

If you are new to affiliate marketing and have any of these misperceptions you might need to get a mentor to achieve the success you want. Some of the reasons you may want to ally yourself with an affiliate mentor are:

Experienced affiliate marketers understand how the business works and can speed up your path to success by passing on some hard learned truths of the business. They can assist you in getting a clearer picture of what it takes.

Any affiliate marketing mentor should have already achieved success in the business and they can pass on their experiences to improve your chances for success.

You need a mentor there to teach you not to give up and to help you in developing traits that you will need. Things like patience, hunger for knowledge, persistence as because affiliate marketing takes hard work and commitment.

Mentors have been there and have the ability to guide you in order to increase your sales. Their experience and knowledge will help you generate more income.

Affiliate marketing requires a proficiency in several things including link exchanging, developing newsletter marketing, forum advertising, search engine optimization and a mentor can ease the learning curve.

To achieve success in affiliate marketing become effective, efficient and have a mentor there to help you along the way.

Gain an online presence for your Website by getting listed on The Authority Web Directory. You can sign up for their affiliate program and begin marketing the Authority Web Directory right away.

Every real estate agent needs a website in today’s online connected world. I guarantee your top competitors will have a website, and you will be left in the dust if you don’t. You can bet that the vast majority of your customers start their search for a new home on the Internet.

This is the age of the Internet, and information is the hottest commodity going. Any person, anywhere, with information to share can now market to that exact audience looking for the information faster than ever before. Now, anyone has the potential to be the hotshot owner of a rapidly growing Internet business, and yes, even to be the top-dog online real estate agent in any town in the world. The Internet can make anyone a Superstar, for more than Andy Warhol’s 15 minutes. But the Internet is only a tool.

Consider the following recent statistics:
· 84% of home buyers use the Internet in their home search.
· 60% of all real estate companies have a web site for business purposes.
· 50% of all real estate agents communicate by e-mail with their clients half of the time.
· 82% of home buyers who used the Internet to search for a home purchased it through a real estate agent
· 65% of those who did not use the Internet purchased directly from a builder or an owner they already knew.
· 61% walked through a home that they viewed online.
· 29% first learned about the house they bought online.
Those statistics make it pretty obvious that you NEED an online presence.

So, what kind of website should you use?
<!–more–>
Larger real estate companies will offer you a page on the company’s website. If one is available, by all means use it to send traffic to your own personal website. Yes… you MUST have your own personal web site.

Why do you need a personal web site? Because it allows you to be in complete control of your marketing, which lets you control your future. Your individual web site is where you will post all of your listings (in addition to the Multiple Listing Service and any other cross-listing services available to you), plus all the information about you as an agent such as:
· Testimonials from past clients
· Your professional certifications
· Your photo
· Articles for your clients
· Personalized tools, such as customized mortgage calculators

Benefits of having your own personal website

There are several benefits to having your own website, such as:
· You own everything. If you leave your franchise, all you have to do is change a few things, like the colors and the logo on your site, and you are ready to go.
· You have complete control of the content. You can do whatever you want such as survey your visitors, post videos, post an online newsletter, etc.
· Your website is available 24 hours a day, 7 days a week to service your customers. One major advantage is with out of town buyers. They can get a much better idea of who you are and what you can offer to them without having to pay for a trip to your city.
· You can capture leads and funnel them directly to your own mailing list autoresponder. This way, you can continuously market to your leads, economically and on your own schedule.

Conclusion

If you don’t have your own website, you are leaving your independence and control of your own business, not to mention large amounts of money, on the table. Do you really want to do that?

Agent Success Club is designed to give you the tools to build and market your web site so that it is found amongst the thousands of other agent sites on the web. Visit today to see how we can help win you more business!

If you are a real estate agent and have your own web site, you need to have mortgage calculators on your site. If you bought a pre-made website from one of the big providers, likely you have one or more calculators included. However, they are often poorly designed, visually unappealing, and sometimes don’t even offer printable results. There are better options to consider.

There are online real estate software packages you can purchase and have installed on your web site. The drawback, however, is that the programs can be expensive, and you will usually need to hire a programmer to install and test them.

There are also several online services that offer online financial calculators that you can link to from your web site, as long as you keep their advertisements intact. Again, most of these free calculators are not visually appealing, and often lack many of the sophisticated features (such as printable payment schedules) important to offer your website visitors. In addition, usually they cannot be customized to the look and feel of your existing website.

Our company, AgentSuccessClub.com, gives you the ability to use our suite of bilingual online mortgage calculators on your web site, either framed into your existing site or through a custom link, on an affordable monthly subscription basis and with no advertising.

The package of twenty-one online mortgage calculators at AgentSuccessClub.com can be branded with an agent’s (or lender’s) photo and contact information, provide PDF output of the calculation results, and also include simple explanations alongside complex financial computations. Additionally, they include a lead capture function to help you build your potential client list.

Advantages of using mortgage calculators

There are several advantages to providing branded online mortgage calculators for your visitors such as:

• Providing online mortgage calculators service makes you look more professional and can enhance your credibility with site visitors. The more services you can provide to your visitors without them having to leave your web site, the more likely they will ask you to represent them in purchasing their home. If they are local, they may even ask you to list their current home as well.

• Get more traffic to your website. The first thing a prospective buyer wants is a mortgage calculator so they can see how much house they can afford to buy. They could ask the real estate agent but most people prefer to use the calculator so they can try all different combinations to see what their options for getting a loan are and what it is going to cost them. Mortgage calculator is one of the top search terms used in the real estate business.

• Many visitors will actually bookmark your web site so they can find your calculators again. If you can brand your online mortgage calculators, all the better because you are building brand recognition which means your visitors will recommend your website to their friends.

• With branded online mortgage calculators, web site visitors will spend more time on your web site, which increases the likelihood that they will contact you with any questions they might have, or when they find a property they like.

Studies have shown that one of the most stressful events that occur in an individual’s life is buying a house. Mortgages are complex financial documents that include several variables such as the term of the loan, varying interest rates and variable closing costs.

Giving your visitors access to easy-to-use and easy-to-understand online mortgage calculators, especially ones that can be easily printed or emailed, can make financial jargon much more understandable. Even better, if your branded online mortgage calculators can translate the complex financial analysis to a “plain English” explanation, your clients are sure to be much less bewildered about how to interpret the results. The calculators we provide at www.AgentSuccessClub.com achieve this goal.

The reason that a lot of businesses fail is that they don’t focus on what is really important - the client.

Most people will say that making money in the most important, and money is important, but without clients you don’t have money. So here are some tips for generating leads.

1. Meet your clients’ needs

Clients aren’t going to buy your product or make use of your service unless you appeal to them and offer them something.

Instead of focusing your advertisements on what you do, focus on what they will get out of your product or service.

This shows your clients that you are focusing on their needs instead of on simply making money on a product or service that no one can really use.

2. Get rid of waste

When you talk to clients, find out where they found the information about you and your company. If one form of advertising is working well, and the other one isn’t working as well, consider getting rid of the one that isn’t working.

Depending on what it is, it can be costing you money without giving anything back in return.

3. Make use of your website

Take a look at your website and look at it with a critical eye. Try and see it as a customer sees it and make sure that any questions that they might have are answered.

4. Ask questions

The final step you want to take is to ask questions. When people see a question, it makes them think. They may not have thought about it before, but it helps them take a look at themselves and they might just find that they do have a need for your product or service, or want to get more information.

One of the best ways to get leads through your website is to give the visitors information that they need without them knowing that they need it.

Let’s face it - people don’t like to feel as if they are dumb. But if you give them information that is useful without them feeling as if they are being talked down to, it can really make them sit up and take notice.

For example, take a company that sells jewelry. Most everyone knows what the birthstones are for the different months of the year.

But someone who has a jewelry website could offer a chart for different anniversaries. For example, the 40th wedding anniversary gemstone is ruby.

Another thing that a jewelry website could offer is cleaning tips for different types of gemstones, because not every method can be used on every type of gemstone. But that is something that can be offered on the website as well.

Both of the examples above are things that people may not know that they want to know, but it’s information that is quite useful and people are going to be happy that it’s available.

People like to know that the company is offering them information that is useful to them, because it doesn’t make them feel as if the company is only trying to make a sale.

The more useful information that you offer people, the better chance you have of making a sale. People like to get things that are free, even if it is only free information.

One of the biggest things that turns off prospective clients is when someone is talking way above their heads.

It’s insulting, it’s confusing, and it shows the client that the business person doesn’t care about them or their feelings. All they care about is making money.

A good way to generate leads is to talk to prospective clients in a way that they can understand. The last thing that anyone wants to do is to feel like they are dumb, and when they don’t understand what you are talking about, that is how they feel.

Whether you are making a flyer, a brochure, or your website. write it in laymans’ terms so that people there can understand what it is that you are saying.

It’s easy to think that clients will be impressed by the vast knowledge that you show, but it can have just the opposite effect if they get turned off by terms that they don’t understand.

If there are terms that you have to use, consider including a glossary so that people know that you thought of them when you were creating the information.

This will not only impress them but it will also show that you really care about them being well informed.

Don’t assume that everyone will know what you are talking about, or will be impressed by big words and a lot of jargon. Depending on who the target audience is, it may make them decide to turn around and go with your competitor.

It is not entirely untrue that real estate agents invariably represent sellers. Agents owe their loyalty to the sellers they represent when they work with

you as a buyer. It wasn’t too long ago that buyers worked with these agents only. Then why was there a need for a buyer’s agent?

If you are buying a home, you need to be represented by an exclusive buyer’s agent to safeguard against certain things, such as a seller’s agent who is

loyal only to the seller. In contrast, a buyer’s agent will be loyal to you, protecting only your interests during the real estate transaction.

Duties of A Buyer’s Agent
Your buyer’s agent will make every effort to locate a home that suits your requirements at the lowest possible price. Since he is loyal to you, your agent

will disclose all that he/she knows about the property that could benefit you, or prevent you from taking a loss during the transaction. Information such

as the reason for selling the property, concessions the seller would make, and all conversations your agent has had with the seller will be disclosed to

you. Information like this, however small it may seem, could potentially promote your interests as a buyer.

Some other duties of a Buyer’s Agent:

1. Make a sincere and reasonable effort to find a home suitable for you
2. Follow all lawful instructions you may give
3. Should develop a CMA (Comparative Market Analysis) for you
4. Advise you on the property value
5. Handle all monies and keep records of all transactions

Hiring a Buyer’s Agent To Work For You

An agreement hiring a buyer’s agent to represent you becomes necessary from the time you decide to buy a home. When you sign a contract with a buyer’s

agent, make sure that it clearly states both the agent’s and your duties and obligations along with any fees charged to you, and how they will be paid.

Typically, the buyer’s agent is paid by the seller in the form of a commission.

Buying a home is serious business. And since you will most likely seek a mortgage to make such a big purchase, it’s important to learn from former buyers and not commit their top home mortgage mistakes.

3 Top Home Mortgage Mistakes to Avoid

Getting the WRONG mortgage. Due to the fact that home buyers have unique personal situations, the mortgage industry has developed many different types of mortgages to address these differing needs. Although this is a good thing, it becomes a problem if you choose the wrong mortgage type.

For instance, do you know the difference between fixed-rate mortgages, interest-only mortgages, or balloon mortgages? (And these are just a few from many different types!) If not, then you run the risk of choosing the wrong mortgage type and then seeing yourself ‘burdened’ with the fact that you owe the full balance of your home after just a few years! For many, this can be a fatal financial blow.

So the first step is really to make a list of your personal situation (e.g., can you afford a down payment? what’s the potential for higher income in the next years? etc.) and to study or be knowledgeable about the different types of mortgages and find out which one best suits your needs.

Getting TOO Deep in Debt. You’ve fallen in love with a great-looking and costly house but you’re already in debt. Luckily, a mortgage lender has approved your mortgage anyway. Should you go for it?

The short answer is no. Mortgage lenders study your debt in various ways to find out if they should grant you a loan or not. And although they have agreed to grant you a loan, it’s still all up to you how to pay all your debts. So, can you really shoulder all these financial burdens? Don’t forget that if you don’t pay up, you risk losing that beautiful home to the lender in the end so it’s important that you don’t get carried away.

So what do you do? Study your financial situation. Write down how much debt you already have and how bigger that number will become if you add mortgage payments on top of it. Consider your job and if it’s ‘solid’ in such a way that you’re sure it’s at least guaranteed for the coming years. How about the potential of getting a higher salary down the road? In the end, experts say that if you owe more than 40% of your gross income, you should delay buying a home until your finances are more stable.

Putting Up an Extremely Small Down Payment. You should give as much down payment on a house as you can. Remember that what you don’t put out, you borrow. And this leads to bigger monthly mortgage payments; money that’s eating up your salary monthly!

Buying a house is a big decision so keep these top home mortgage mistakes in mind so you don’t regret it.
